Finding the turn-in

Coming along Fishtoft Drove, look out for the big willow tree on your left — that's your marker. The entrance is the gravel track directly opposite it, through the wooden gate. It's easy to miss at speed, so slow down once you see the willow.

We know it's tempting to swing by early, but we honestly can't let you in before 4pm. The changeover between guests is tight: cleaning, emptying and refilling the hot tub, and any maintenance all has to happen in that same window. Please plan your journey around it — we're sorry for the inconvenience, but there's no flexibility here.

Out here in the woods there's no cable or fibre reaching us, so the connection runs off a 5G antenna. It's normally solid, but can slow down in bad weather — that part's out of our hands, we promise we've done everything we can on our end. If it's ever really struggling, message Rob and we'll take a look.

Hot Tub

How long it takes

First fill of your stay: roughly 2–3 hours in summer, closer to 4 hours in winter. The water holds its heat well after that — keep the lid on between dips and topping it back up takes far less time for the rest of your stay.

Lighting it

  1. Make sure the firebox is empty and free of old ash. Build a generous fire with firelighters and kindling — cover the full grate, just leaving a little room at the front. Don't pack it too high or too tight.
  2. Leave the firebox door open a few inches rather than shut — the chimney tends to draw poorly if closed, and a shut door can smother the fire. Keep the front vents open throughout.
  3. Check the fire every 20 minutes and add logs as needed. Never overload it.
  4. Keep the lid on the tub, lifting it occasionally to check the floating thermometer.
  5. Once you've hit temperature, stop adding wood. Give the water a stir with the wooden paddle — the bottom can still be cold even once the top reads warm.
  6. Keep the lid on whenever the tub's not in use — it holds heat and saves you time next time.

Target temperature

Aim for 38–40°C — anything hotter than that stops being relaxing and starts being a hazard.

Please take care

The firebox door and handle get very hot when it's been burning a while — mind children and dogs around it. Steps can be slippery when wet. Never use coal, only wood — coal burns far hotter and will damage the burner. No bubble bath, bath bombs or cleaning products in the tub; anything going through the pump can wreck it.

Heating

Underfloor heating for everyday comfort, or the log burner for a proper cosy night in.

Underfloor heating

Each room has its own wall thermostat, so you're in control of every room individually. We'd suggest not going above 24°C. Don't be alarmed if the floor doesn't feel hot underfoot even when it's on and working properly — that's completely normal for this system, it's designed to warm the room, not the floor surface.

If you're heading out for a big chunk of the day, it'd really help us if you turned the thermostats down while you're gone — underfloor heating is expensive to run continuously, and turning it down when the place is empty makes a real difference.

The log burner

For real woodland-cosy, light the log burner — it puts out a lot more heat than the underfloor system, and there's nothing quite like it with the fire crackling away. We leave you a starter pack of firelighters, kindling and logs. If you're struggling to get it going, message Rob and we'll come give you a quick lesson.

Please take care

The door, handle and metal frame get very hot once lit. Never use coal in either burner — it burns far hotter than wood and will damage them.

Checkout is 11:00am. A quick run-through before you go — thank you for taking the time.

Before you leave

  • Strip any bedding you've used and put it in the bath
  • Any unused towels folded on the bed
  • Bin all rubbish and food, and empty the fridge
  • If the fire's completely cold, empty the ash into the black bin
  • Empty the bathroom bin into the main kitchen bin
  • Take the kitchen bins out to the wheelie bins outside
  • Give the floors a hoover, especially any dog hair
  • Let us know about anything broken or damaged — honestly, it happens, we'd just rather know

The Woodland

Not part of your stay right now — but that's changing.

What's included in your stay

Your tenancy covers the property itself, the enclosed rear garden, and the courtyard at the front of the house. The woodland surrounding the lodge is our own private land and isn't currently part of your stay — we'd ask that you stay within the fenced garden and courtyard during your visit.

Coming back soon

We're planning to reopen the woodland to guests again in the coming months, once a few things on our side are sorted. If it's open again by the time you stay, we'll update this page and let you know when you arrive. Worth checking back if a woodland wander is what draws you here.

In the meantime, the enclosed garden gives your dogs plenty of secure space to run around off-lead — see the Dogs tab for more.

You're properly tucked away here — but there's plenty worth the short drive.

Boston

The closest market town, and worth a wander — cobbled medieval lanes, independent shops and cafes, and St Botolph's Church ("the Stump") dominating the skyline. Markets run twice a week and have done for over 450 years.

Lincoln

A bit further out but worth the trip: Lincoln Cathedral, the cobbled climb up Steep Hill, and a proper old-city feel.

Horncastle

Known for antiques and independent shopping — a good slow afternoon out.

Skegness

The coast, with a Seal Sanctuary, theme parks and boat trips if you fancy a bigger day out.

Dogs

This place was built with dogs in mind. Bring as many as you like.

For the dogs

  • The enclosed garden is fully secure, so off-lead is safe
  • Plenty of grass, sniffs and space to explore in the garden
  • If you spot a squirrel or a rabbit passing through, chase it
  • Have fun. That's the whole point of being here.

For the humans

  • Bring as many dogs as you like — just clean up after them and leave as little trace as possible
  • Please keep dogs off the furniture
  • If your dog sheds, there's a vacuum in the property — please give things a once-over before you leave
  • Please pick up all mess in the garden before you check out
  • Barking in the garden — a little is fine, but do keep an eye on it. This is our own dogs' home too, and it can stress them out
